Batumi Districts: Where to Live, Where to Rent Out, Where It's Simply Quiet and Beautiful
The Adjara coast is 25 minutes along one road — and five completely different lives. Here's each district through the eyes of three buyers: one moving here, one counting yield, one chasing a warm winter. Prices are entry-level per m² in new builds as of mid-2026.
Old Town & Seaside Boulevard — from $1,800/m²
Character: 19th-century balconies, the Piazza, coffee houses, seven kilometres of seafront. The most "European" part of the city.
Living: perfect if you love walkable city life — though summer gets loud and crowded. Renting out: top liquidity and the only district with a genuine winter market: business travellers, winterers, digital nomads. Wintering: the best pick — the market, clinics, pharmacies and cafés run year-round.
New Boulevard (Khimshiashvili) — from $1,200/m²
Character: modern towers by the sea, the water park, wide beaches. The capital of short-term rentals.
Living: comfortable in complexes with private courtyards, though neighbours change daily in season. Renting out: the prime investment district — this is where the maths from the yield breakdown lives: studios from $45,000, an honest 6–8% a year. Wintering: possible, but the district empties out.
Makhinjauri & Green Cape — from $1,000/m²
Character: greenery, quiet, the Botanical Garden next door, bay views from the hills.
Living: the best district for families and remote work — 10–15 minutes to the centre, and in the evening you hear the sea, not karaoke. Renting out: more modest than the boulevards: guests come for calm, the season is shorter. Wintering: good with a car.
Gonio — from $900/m²
Character: a Roman fortress, a vast pebble beach, low-rise development and the coast's most affordable off-plan.
Living: spacious and calm; infrastructure is catching up with construction. Renting out: a growth play: enter from $900/m² off-plan with 0% installments — typically +20–35% by handover. Wintering: quiet, for lovers of solitude.
Kvariati — from $1,100/m²
Character: the clearest sea in Adjara, mountains right above the beach, a diving centre, small-scale complexes.
Living: resort idyll for the long summer; winter is very still. Renting out: a short but bright season with premium rates for "the sea at your doorstep". Wintering: confirmed hermits only.
