    What a seaside apartment actually earns

    I count it as it is: minus the management fee, utilities and the 5% rental tax. Not the brochure's "12% a year" — the market's real range.

    What people ask before buying

    Can I buy remotely, without coming to Georgia?
    Yes. A power of attorney is issued at a notary or consulate, viewings happen over video, and I represent you at the deal. Every step is recorded on video and sent to you. Registration at the Public Registry takes the same 1–4 days.
    What taxes and costs apply when buying?
    Almost none — that's Georgia's key difference. There is no purchase tax and buyers pay no VAT. Costs: the registration fee of 50–200 GEL (~$20–75), plus notary fees and translation for remote deals. The total usually stays within $100–300.
    Does buying property grant residency?
    Yes, if the property is valued at $150,000 or more by market appraisal (the threshold was raised from $100,000 on 1 March 2026; several properties can be combined). Investments from $300,000 grant a 5-year residence permit. Note: citizens of many countries don't need residency at all — visa-free stay in Georgia is up to 1 year for them.
    How do installments work, and is there a mortgage?
    Interest-free developer installments over 12–24 months are the market standard: 20–30% down, the rest in equal payments until handover. Georgian banks lend to non-residents selectively and at higher rates, so installments are almost always the better deal.
    How much does a seaside flat cost to run?
    Utilities in Batumi are low: electricity, water, gas and internet for a 40–50 m² flat usually come to $40–80 a month. Apart-hotel complexes add a service charge, typically $0.5–1 per m² per month. I give exact figures for every property before you buy.
    What's the real rental yield?
    The honest range is 6–8% net per year on short-term rentals with a management company: Batumi's season is long (May–October plus New Year), but occupancy drops in winter. Promises of "12%+ guaranteed" are a red flag. I run the numbers for each property on its actual rental history.
